What are measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — either a tape or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total area and the general layout of the house. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a floorplan service?

Disputing real estate taxes

Tax records frequently reflect inaccurate area of a property because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more space than you actually own! Unless an appraiser has recently executed an evaluation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Selling a property

A measurement service can ensure that you're paid fair market value for your property. Square footage is one of the biggest elements potential buyers consider when purchasing a house — but since these values are often approximated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using an accurate GLA when listing your home is to reference a recent appraisal or measurement service executed by a certified appraiser (after any remodeling that may have affected square footage).

Material for agents

To ensure that your client's home sells at a price that appropriately reflects true market value, we suggest asking for a measurement of the property. Your clients, and especially potential buyers, will appreciate your attentiveness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tool to entice potential buyers because they can review the layout and attributes of the home before and after touring.
